Access

Access is easy from Hamilton, MT on a paved roadway and then just a short distance on an inproved gravel road. The ranch could very easily be used as a full time residence. Power and phone are on the property and septic approval has been secured.

Community

Hamilton is a friendly small western community that is only 10 minutes away from this property. The school bus comes past the gravel roadway just a mile or so from the ranch entrance. Great services in Hamilton make this remote feeling ranch a wonderful find. Missoula is about 70 miles north for airport, U of M, and big box stores.

Livestock Consideration:

Would easily support horses and cattle. This was part of a working ranch for many years. Fenced on the perimeter and hay fields. There is a great place to build a new ranch home that is well off the roadway across the creek at the base of the timbered hills. The site has great views and would be ideal for a large home of any value.

The Lookout Tower would be fun for guests! Two lower bedrooms, one bath, upper level is open concept with kitchen and dining room and reading area. There is a water storage tank until a new well is drilled. Septic approved.
